HOW WE WORK

From initial review to informed disposition.

A standard framework, tailored to the asset and the client. Phases may overlap, but access, spending, and approval decisions are not skipped.

EIGHT STAGES

One organized path through the assignment.

  1. 01

    Confirm the assignment and authority

Clarify the client, decision-maker, engagement, property identity, access rights, relevant orders or instructions, funding path, and approval limits. Legal interpretation stays with counsel.

Deliverable Assignment brief, responsibility map, and information request.

  2. 02

Inspect and document the starting point

Conduct an authorized broker walkthrough; record visible condition, occupancy observations, access limitations, dated photographs, and urgent concerns. Obtain separate specialist inspections when needed.

Deliverable Condition record and prioritized investigation list; not a home inspection or environmental clearance.

  3. 03

Resolve the occupancy and access plan

Document known occupancy, available leases, contact instructions, and belongings. Coordinate with the client, property manager, and counsel before notices, entry, relocation discussions, or possession changes.

Deliverable Written access/contact plan and unresolved legal questions; no self-help lockouts or disposal.

  4. 04

Protect the property through approved partners

Coordinate authorized securing, fencing, board-up, cleanup, vegetation control, utility coordination, and monitoring through appropriately qualified providers. Separate immediate preservation from optional improvements.

Deliverable Defined preservation scope, quotes, spending authorization, and completion evidence.

  5. 05

Establish value and credible cost scenarios

Scope the broker price opinion (BPO) or market analysis. Compare as-is value, conditional after-repair value (ARV), and land scenarios where relevant. Obtain separate rehabilitation estimates with exclusions, permits, contingency, and timing.

Deliverable Dated value ranges, comparable evidence, scope-based estimates, and documented assumptions.

  6. 06

    Compare options and obtain direction

Compare as-is sale, limited preparation, rehabilitation, and a land-oriented exit where supported. Model expected proceeds, carrying costs, time, downside, and unresolved approvals; separate proceeds from profit.

Deliverable Decision matrix with the preferred option, alternatives, sensitivity, and approval request.

  7. 07

    Execute the authorized brokerage plan

Coordinate approved preparation, property marketing, buyer qualification, offers, due diligence, title and escrow work, and any required approval milestones. Record material changes before additional commitments.

Deliverable Marketing and transaction plan, progress updates, and decision/change log.

  8. 08

    Close and document the handoff

Track closing requirements with the responsible professionals, confirm the agreed handoff, and organize the transaction record and unresolved items. Do not label a pending sale as closed.

Deliverable Closing/handoff summary and next-property review.
