INTERACTIVE WORKSHEET

Compare the outcome. Not just the price.

Enter your own assumptions. This arithmetic tool does not estimate property value or determine which strategy is legally or commercially feasible.

THREE SCENARIOS

Keep the cost basis consistent.

As-is sale
After-repair sale
Land-oriented sale

BEFORE USING THE NUMBERS

Every assumption has a source.

  • State the value/effective date and whether the amount is a BPO, comparable-based estimate, contractor bid, or placeholder.
  • Define the completed scope behind ARV; no automatic dollar-for-dollar return on repairs.
  • For land, distinguish the current site from cleared or entitled assumptions. Include demolition, remediation, infrastructure and entitlement costs where appropriate.
  • Do not enter an acquisition price when comparing exits for an already-owned asset unless consistently modeling an investment return instead.
  • The downside view applies a 10% sale-price reduction and three added carrying months; those are illustrative stress inputs, not market predictions.
